This department is being run by Bobby Marshall and Nettie Giles who will be pleased to help with all aspects of letting a property and have the experience for you to be confident in the knowledge that your property will be well cared for during the period of the letting, with regular inspections being undertaken and repair and maintenance work undertaken as needs arise.
Our Letting Service
- A property inspection and up to date rent appraisal.
- Agreeing with you terms of tenancy and marketing.
- Preparation of detailed letting particulars.
- Organising the Energy Performance Certificate, which is required to be shown on the letting particulars (at an additional cost).
- Advertising the availability of the property and erecting "To Let" board if required.
- Accompanied viewing with prospective tenants.
- Applicant interview and taking up references.
- Drawing up and signing the tenancy agreement.
- Taking meter readings and advising the appropriate utility authorities and Council of changes of occupant.
- Collection of initial month’s rent in advance in addition to usually one month’s rent as a deposit against possible dilapidations.
Our Management Service
Our management of your property continues once the tenant is in place and features:
- Initial inspection after four weeks to make sure the tenant has settled in and to ascertain your property is being well treated.
- Periodic inspection of the property.
- Organising day to day repairs and any emergency work that becomes necessary.
- Accounting to you on a monthly basis with copies of any invoices settled and organising transfer of funds direct to your bank account.
- Monitoring payment of rent.
- Preparing data for your tax return as required.
- Checking inventory of contents at end of tenancy and agreeing to retention of part of the deposit should any damage have been caused by the tenant.
- Organising and finalising utility bills at end of tenancy.
Other Services
- In addition, subject to the status of the tenant, we are usually able to offer a rent guarantee at no cost to you which helps to ensure payment of your rent even in event of arrears developing.
- Landlords, Building and Contents Insurance can be arranged at favourable rates.
- We are able to carry out mandatory Energy Performance Certificates for new lettings.
