On receiving your instructions to place your property on the market we will have already discussed with you in some detail, when we carried out our initial consultation and property appraisal, our suggested marketing strategy and whether or not it is appropriate to use our Full Profile marketing or perhaps offer the property initially on our 'Low Profile' service.
Full Profile Marketing
We will prepare comprehensive and illustrated particulars before your property details are released onto the market.
You will have the opportunity to check our draft particulars and make comment on the content, although we are of course obliged to comply with the Property Misdescriptions Act.
If your property is placed on the market on our usual Full Profile basis, we will usually advertise it in colour in the local Sidmouth Herald.
The property will be released to all our fellow TEAM members across Devon, Cornwall and West Dorset and your property details will be placed with the photographs onto the Internet via a number of high profile websites.
We keep an extensive mailing list and your property will be mailed out to all relevant applicants on our computerised mailing list or by email.
A window card with colour photograph will be prepared and it will be placed within our prominent window or display cabinets.
We usually include a basic floor plan with our particulars.

Harrison-Lavers & Potbury's are founder members of TEAM. TEAM was formed in Devon in 1986 to bring together independent, like minded Estate Agents who could work together. All the agents share their property instructions, they are then entered into a large database and each office is able to access the details of any property on this database. As members of TEAM all instructions are listed on the TEAM Internet website: www.teamprop.co.uk .This is one of the largest property websites in the UK and it is recognised as being one of the most accurate as the website is updated every 24 hours. All of our properties are displayed, with their photographs, on our website. It is possible to download the full particulars, including a photograph, to any email address from this site.
We also place our properties on the Rightmove website, one of the countries premier property portals.
Placing Your Property On The Market.
Once you have instructed Harrison-Lavers & Potbury's to place your property on the market we recommend that you instruct your Solicitor to organise the Home Information Pack, as until this has been completed we are unable to offer your property for sale. Our senior sales staff will come and view your home as it is much easier for them to sell your property when they have viewed it. We would also like you to meet our key members of staff who will be dealing with your property.
Our sales team are well trained and enthusiastic, they have a good working knowledge of the area and in most cases have lived in the area for many years. They are friendly and approachable and are here to help you through the property selling process.

Once applicants start to view your property we will check their status with their Estate Agent, if applicable, and check if there is a chain of related property transactions and whether or not they have to raise a mortgage. This information is all relevant as it does have a bearing on the speed of your sale. We do try to avoid dealing with 'time wasters' or getting involved with long complicated chains.
We will liaise with your solicitor and if applicable, your purchaser's solicitors and their bank or building society to help the sale of your property proceed to a satisfactory exchange of contracts.
You will be kept informed on a regular basis as to our progress in finding a purchaser for your property and once a sale has been arranged, we will keep you advised of developments and make suggestions as to any action you can undertake to lead a successful conclusion of the sale.
