The RICS Homebuyer Survey and Valuation Report

This is a well regarded survey report which draws together problems of structural movement, damp and timber decay and goes on to summarize defects found in the various elements of the building, roof, chimneys, main wall, gutters etc. The inspection also covers the interior of the building, the loft area (if accessible) and the site.

A valuation and insurance reinstatement figure is provided. This report is most commonly undertaken for property built after 1900.


The Building Survey

For larger properties, period homes or buildings of unusual construction, a more detailed Building Survey is recommended. This involves a more detailed inspection and report from the RICS Homebuyers and again includes a valuation, both open market and insurance.

Both types of report include a range of digital photographs highlighting major defects observed.

Energy Performance Certificates

David Crooks BSc (Est.Man) FRICS, DEA, is a Certified Energy Assessor and is able to provide a prompt service and EPC production for both residential sales, as required for HIPs and for rental properties.
